All leases are a 12-month term. After your initial 12-month lease obligation, every resident will be asked to sign a new 12-month lease.
Rent payments are accepted via your online portal, personal check, cashier's check or money order. (Cash is never accepted.) Rent can either be mailed or dropped off at our leasing office during normal business hours or through our night drop 24/7. Rent is due the first day of each month and delinquent after the third day of each month.
Las Lomas Village is a pet friendly community.
Cats and dogs are welcome. Dogs must be approved and accepted after interview.
Additional pet deposit is required.
Resident's or guest's personal property and vehicles are not insured under the apartment lease agreement. We strongly recommend that residents purchase insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Renter's insurance is relatively inexpensive (typically less than $20/month) and can often be secured through your automobile insurance carrier.
Every resident is under a 12-month lease obligation. If you need to move, the procedure is to give Las Lomas Village a 30-day notice in writing specifying the move out date, but the resident is obligated to pay rent on the unit until it is leased.
Your security deposit is retained until after move-out and may not be applied to your last month's rent, (see your Lease Agreement for details).
After you vacate, your deposit may be applied to any water fees, late fees, or for any costs incurred to return the apartment to the original move-in condition. You will not be charged for normal wear and tear.
By law, your deposit must be returned within a 21-day period. A deposit disposition will be mailed to you within the required time frame. All correspondence will be mailed to the last known address, so it is your responsibility to inform us of your forwarding address upon move-out. Residents may assign their lease to a new resident, provided the new resident meets all screening requirements. Though the manager may assist you in finding a new resident, the responsibility is yours.

Our goal is to respond to work orders within 24 hours! For emergency situations (water leaks, and back-ups, non-functioning AC/heat during extreme weather, electrical outages, gas leaks, and fire) we are available 24/7! During business hours, call the office.
All apartment homes have a garage. The downstairs apartments have direct access to their garage. In addition, there are assigned spaces nearby for the 2 and 3 bedroom units. There are also guest parking towards the center of the complex. There are also a few handicapped spaces and motorcycle spaces. 1 bedroom apartments only have one garage space available for them, 2 bedroom apartments have two spaces (1 garage space and 1 parking space nearby), and 3 bedroom apartments have 2 spaces (1 garage space and 1 parking space nearby).

To avoid overcrowding and excessive wear and tear, the units are limited to the following: 1 Bedrooms (2 person maximum), 2 Bedrooms (3 person maximum - 2 Adults/1 Child), 3 Bedrooms (4 people maximum - 2 Adults/2 Children).
